	Perched high on a steep hillside above Aghios Nikolaos, Tal Hamsa is characterised by its wide open bird's eye views and offers multi-level accommodation for up to 14 people. This spacious comfortable house cries out for large fun house parties, with large open verandas, hammocks on hideaway garden terraces and a shaded eating area along side the barbecue, all of which overlook a generous sized pool standing out against the blue of the Ionian Sea with unspoilt green hillside falling away below. Top floor; large living room with fireplace, books, TV, music systems at one end and French windows at the other opening from a comfortable sitting area onto an open verandah. Off the living room on one side, a double bedroom suite, with balcony overlooking the pool, includes a private sitting room and bathroom beyond. On the other side two twin bedrooms, one with French windows on to the verandah, share a bathroom situated in-between them.

		Ground floor and entrance level; well equipped large kitchen with separate pantry, two fridges, microwave and dishwasher; dining area with large round table opening through French windows onto the main open terrace with a shaded outside eating area alongside the built-in barbecue. This central dining area is flanked on either side by two large ensuite bedrooms both with French windows opening onto their own small terraces. Lower level; an outside flight of steps leads down to two simple twin bedrooms sharing a bathroom. Being detached from the main house these rooms are ideal for teenagers, or can be left unoccupied without affecting the feel of the main house. Beds can be made up as twins or doubles at a moments notice. The new tennis court, adjacent to Tal Hamsa and only 150 yards walk away, has been developed for the exclusive use of DormanVillas clients.
