Own your own villa in Greece

It's nearly everybody's dream - owning a place in the sun. Today it's easier and safer than ever before.

But first to dispel a modern myth, that 'It can't cost much to build a villa because Greece is cheap'. It isn't - it's part of the Eurozone and can be as expensive as some parts of the UK.

Land is surprisingly expensive in Greece but for one obvious reason - there is a shortage - most of Greece is rock and mountain. Land tends to be owned by several members of a family - getting them all to agree on a sale is difficult and so the amount of available land is reduced.

Additionally planning laws in the countryside have become increasingly restrictive - the minimum amount of land required to build is currently 4,000m2 but this may be increased to 6,000m2. Obviously laws such as this create an even greater shortage of building land. And as in the UK, it's location, location, location - by the sea cost more than at the top of a windswept mountain. So be prepared to spend a lot on the land. Then there is the build - on most islands you may find that your building has to conform to earthquake regulations.

And on most islands every piece of timber and tile is shipped in by ferry - material costs are high.

What sort of budget should you have in mind ? Assuming you need about 140m2 accommodation for a 4 bedroom villa and a swimming pool (and the land doesn't come in a neat 4,000m2 packages - so you may end up buying 6.900m2) the likely land and build cost could possibly be upwards of 225,000 Euro.

Of course every element is defined by the budget - and it can be done for a lot less - dependent on your objectives.
