But first to dispel a modern myth, that 'It can't cost much to build a villa because Greece is cheap'. It isn't - it's part of the Eurozone and can be as expensive as some parts of the UK. Land is surprisingly expensive in Greece but for one obvious reason - there is a shortage - most of Greece is rock and mountain. Land tends to be owned by several members of a family - getting them all to agree on a sale is difficult and so the amount of available land is reduced. Additionally planning laws in the countryside have become increasingly restrictive - the minimum amount of land required to build is currently 4,000m2 but this may be increased to 6,000m2. Obviously laws such as this create an even greater shortage of building land. And as in the UK, it's location, location, location - by the sea cost more than at the top of a windswept mountain. Then there is the build - on most islands you may find that your building has to conform to earthquake regulations.
